Every site has full hookups — water, sewer, and sub-metered electric, so you pay the utility rate for exactly what you use. Trash included. Your rate locks for 12 months the day you sign.

214-449-1533About 30 minutes northeast — take US-75 north to US-380 east, or Highway 78 through Wylie. We're at 11595 CR 439 in Princeton, just past Lake Lavon. Far enough for dark skies and quiet nights, close enough for a daily commute to Legacy or downtown Plano.
At Sundowner, monthly sites run $625 (Ranch Standard, gravel with full hookups) to $850 (covered site with full canopy). Concrete pads with private patios are $675–$725. Electric is sub-metered at the utility rate, and your price is locked for 12 months. Compare that to anything inside the Plano loop and the math takes about ten seconds.
That's most of who we are — the majority of our guests stay months and years, not nights. All ages welcome, pets welcome, Princeton ISD district for families.
Please do — tours take about 15 minutes and you'll walk the exact site you'd be on. Call or text Ryan at 214-449-1533; same-day tours are usually possible.
